Booking Terms & Conditions

By making a booking, you are accepting the conditions below:

Please check availability on the Booking Calendar which is updated as frequently as possible. It is, however, advisable to email to check that your chosen dates are still available.

When emailing, please state:

  • The dates you require
  • Your name, address & phone number

Weekly lets are Saturday to Saturday

Winter short breaks are from November to Easter for 3 or 4 nights, starting Friday or Monday.

All linen & towels are provided, and electricity & central heating are included in the price.

Deposit: No booking is confirmed until a non-refundable fixed deposit of £150 is paid.

The balance will be due at least 6 weeks before your holiday starts. I will acknowledge receipt by email or in writing, and inform you of the outstanding balance. If your holiday date is less than 6 weeks from the booking date, then the full amount is payable on booking.

Provisional bookings can be made by email or phone, and will be held for 5 days, pending receipt of your deposit (or full payment if less than 6 weeks away). The booking must be confirmed within this time. Your booking will then be confirmed by email or in writing.

Cancellation & Insurance: If you need to cancel your holiday, please inform me immediately by phone, then by email or in writing.  I will then make every effort to re-let the property, and if successful I will refund your money in full, less your deposit and a £25 administration charge. For this reason I recommend you to take out a cancellation insurance, which is inexpensive, and can be obtained from any good broker. You will be liable for the rent in full if you do not show up.

Arrival & Departures: Holidays commence at 13:00h on the date of arrival, and the cottage must be vacated by 10:00h on the date of departure.

Number of Persons: The number of people staying in the cottage must not exceed TWO.

Cleaning: Guests are responsible for the property and must agree to take all reasonable care of it. The property should be left in the same state of cleanliness and condition as it was found.

Damage and breakages: Accidents do happen, and you are asked to inform me of any damage or breakages as soon as possible to enable me to repair or replace them before the next guests arrive. There will be no charge for minor breakages, but I reserve the right to make a charge for more substantial damage or breakages. I may make an added charge if you did not report this.

Access: The owner shall be allowed access at any reasonable time.

Pets: No dogs or other pets are allowed in the cottage.

Payment methods: Bank transfer, PayPal or cheque. Please contact me for bank details.

10% discount for repeat bookings when booked direct.
